The following consultation information has been provided by MCD Developments on an informal basis and does not express the view of the Planning Team or Coventry City Council.
We do however welcome any comments you may have and you can make them either in writing or by using the online comments form. You can also comment directly to MCD Developments using the address provided below.
The developer, MCD Developments, are preparing a revision to the existing planning consent to better meet the needs of Coventry and the purpose of the consultation is to engage with the local community prior to the submission of any formal application so as to identify issues and options.
Proposed changes
The proposed changes include :
1) A new, lightweight third storey ‘top box’ added to the existing College building to enable a 100 bed hotel to be located on the second and new third floors. This new storey will bring the building to life, increasing its visibility and presence and further animating the street scene. The proposals are sensitive to the existing building and complement the architectural quality and materiality
2) A change of use for the College building to allow this hotel on the top two floors with offices remaining on the first floor and restaurants and cafes on the ground floor. This addition of the hotel creates a vibrant 24 hour, mixed use location
3) The two residential blocks fronting the existing College building to become a single office building. The footprint will stay broadly similar to the original proposals with a secure pedestrian route through to the scheme’s central public courtyard. The height of the building will be circa 4m greater than the original proposed residential blocks. The new proposals bring additional benefits to the overall scheme including :
- Greater definition between public and private spaces with the new office building providing an animated backdrop to the public piazza
- The proposed office use complements public activity to the front of the site, with residential uses positioned more privately within the site
- Restaurants and cafes at ground floor provide activity to all sides of the public piazza throughout the day and into the evening, enhancing the sense of vibrancy and security • A continuation of the new public street from The Butts, creating a cohesive and clearly legible public realm
- The office and restaurant uses create a more appropriate boundary between this new commercial building and the public piazza to encourage greater interaction, use and movement
- The secure pedestrian route through the new office building into the central public courtyard from the public piazza creates greater legibility and views through
